If you have ever sold or bought a house, than you have heard of the MLS, or multiple listing service. It's the database of property information used by brokers and the public. Property listings show up on the MLS database before they reach any realtor's website. Now, you are able to sign up for an email alert that gives you listings as they appear on the MLS in real time.

"Brand new properties, and properties that are back on the market that meet the criteria that you've supplied. And they are delivered to you in real time, so the moment a seller decides to list their house, it's in your email box, you don't miss anything," said Scott Varley, realtor.

Long gone are the days when you would spend hours searching through the newspaper and other online sites. It's especially useful for those who are making a long distance move.

"I was getting email notifications galore. Sometimes two and three at a time, and weeding them out from there," said Carrie DeMane, a homeowner. "I was relocating from out of state, it wasn't convenient to drive two and a half hours all the time to look."

"There is literally hundreds of types of criteria that you can provide. The basics are bedrooms, bathrooms, public water, sewer, dining rooms. Pretty much any criteria that a homeowner would enter to describe their house for sale, you can enter as criteria," explained Varley.

Best of all, the service is free. All you need to do is talk with your agent and answer a few questions. Before you know it, you will be receiving emails.

"It's like one email a day usually, and there could be two, three, or four different listings in that one email," said DeMane. "The email comes and just says listings. You click on the listing, and there could be one or four and it has the price range. I have a price range in my criteria. You start with the ones in your price range, click on it, and it brought you to schematics, bedrooms, bathrooms, and pictures."

So what are you waiting for? Tell you agent to sign you up, and remember, it's free.
